Home Inspectors Professional Liability
(often referred to as Errors & Omissions) is insurance designed to protect you from alleged negligent acts while performing your inspections. It also provides coverage that many residential home inspectors need to comply with state and local licensing requirements. Our program can include premises liability (General Liability exposures resulting in 3rd party bodily injury or property damage during the performance of a home inspection.) Our program is rated based on the number of insured inspectors—optimizing cost-efficiency. Coverage is underwritten through an insurer with sound financial strength and flexibility. The insurer is rated A+ by A.M. Best Company.
Policy-At-A-Glance
Home Inspectors Liability Insurance protects home inspectors in claims arising from allegations of wrongful acts and errors & omissions while performing real estate inspections.
Eligible Classes
Virtually any individual residential home inspector or home inspection firm is considered, even inspectors with no experience and new ventures. Coverage can be written in all states except Delaware and Washington, D.C.
Enhancements
Coverage can be expanded to include:
- Premises liability insurance (Highly Recommended), covers third party bodily injury and property damage during the performance of a home inspection
- Radon inspections
- Termite inspections
- "Referral" protection (Recommended), extending coverage to entities that commonly refer inspectors to customers, e.g., real estate brokers
- Accident Insurance (Included), providing $50,000 coverage for injury sustained while traveling on behalf of or while actively performing the duties of a home inspection
Premiums/Limits
- Limits available from $100,000/$100,000 to $1,000,000/$1,000,000
- $5,000, $2,500, and $1,500 deductibles available
- Matching limits up to $1 million are available for premises liability
- Sub-limits to $250,000 available for termite/pest inspections (subject to a $5,000 deductible)
- Sub-limits to $100,000 available for radon inspections (subject to a $3,000 deductible)
Underwriting Requirements
- Signed application
- Loss history (3 years)
- Copy of your pre-inspection contract
- Resumes for any inspector with less than three years of experience in the industry
Premium Financing
Optional premium financing available
- 10% down payment
- 9 additional monthly installments
- Online payments and direct debit available
